Recipient Org: Description Elmbridge Rentstart (ER) is a registered charity and company limited by guarantee. It was established in 2001 ‘for the relief of poverty and distress, and the protection of health among persons within the Borough of Elmbridge and adjoining Boroughs who are homeless or at risk of homelessness, by providing and assisting in the provision of housing, advice, support and practical assistance’. ER is based in Walton-on-Thames and supports single homeless people who are not entitled to statutory support and are termed ‘non priority’. Their only housing option is the private rental sector, but they face multiple barriers to achieving this e.g. a lack of savings for deposits or rent in advance, physical and mental health issues, addiction problems, and unemployment. They also have difficulty in finding a landlord willing to accept them. Each client is assessed by trained staff, who then work to find an immediate solution (often in terms of access to emergency accommodation for a few weeks, while working to find the right longer-term housing). ER has built long-term relationships with private landlords and estate agents, and is able to offer landlords both rent in advance and a deposit guarantee scheme, which means landlords feel secure in letting tenants who they otherwise may have turned down. Rentstart helps people into employment and encourages them to join ER’s savings scheme, enabling them to save a protected pot of money that they can use for a deposit for a property of their own once they are ready to move on from Rentstart’s support. To address the lack of affordable quality accommodation that will accept clients on benefits / homeless clients. ER has developed a system where they take on the rent of a whole property, guaranteeing the landlord a fixed income, providing deposit guarantees and covering any voids or damages to the property. In return landlords are willing to let their properties to ER at a rate that is below market rent. ER employs 4 full time staff and 5 part-time staff, and is managed by 5 Trustees. 10 volunteers support the running of the charity.
